NOTICE OF MEMBERSHIP DUES ADJUSTMENT

Effective Date: January 1, 2026

Dear Homeowners and Residents,

For the first time in more than twenty (20) years, the Board of Directors has voted to adjust the monthly membership dues for the TEMS Association. Beginning January 1, 2025, the monthly assessment will be $80.00 per month per household.

Over the past two decades, the Association has worked diligently to keep expenses low and maintain the community without raising dues. However, the cost of virtually every service we rely on—landscaping, pool maintenance, water, electricity, pest control, insurance, and general repairs—has risen significantly while dues have remained the same.

This modest $20 increase will help ensure that we can:

• Address deferred maintenance and complete much-needed improvement projects, such as resurfacing the community pool, repairing the irrigation system, and improving clubhouse facilities.
• Avoid costly special assessments in the future.
• Keep TEMS Association financially strong and competitive with other communities in the area, even as we continue to remain one of the lowest-cost HOAs in Broward County.

Payment Methods

If you currently pay through your bank’s automatic bill-pay service, please contact your bank now to update your recurring payment amount to $80.00 per month starting with the January 2025 payment. Zelle is the preferred method. Billpay checks must be received by the 20th of each month.

If you pay via Zelle, only the amount will change. For those using automated Zelle payments, please update the amount accordingly.

The Association strongly encourages all homeowners to use Zelle or electronic bill-pay instead of mailing checks. This method reduces office expenses, prevents payment delays, and streamlines processing. If you need help setting up Zelle or bill-pay, your bank will be the best resource.

For those who continue to pay by check, we kindly ask that you consider switching to an electronic option by January 1, 2026 or contact the office to discuss additional payment solutions.
